Pre-Construction
Shapiro
& Duncan provides pre-construction services to owners, architects,
engineers, and general contractors. Integral components of
our pre-construction services are quantified budgets, value
engineering, advance equipment procurement, existing system
analysis, and site condition surveys.
Quantified
Budgets
We ensure the client obtains the most competitive price by
preparing a detailed project scope analysis prior to soliciting
proposals from preselected and pre-qualified subcontractors
and vendors. Using computer automation, we have refined the
estimating process to produce extremely accurate quantity
takeoffs that automatically apply current cost data yielding
the most competitive price.
Value
Engineering
Employing the principles of value engineering at the design
stage of a project, we develop optional or alternative methods
for delivering the same result at a reduced cost to our clients.
Advance
Equipment Procurement can significantly reduce construction
schedules and project costs. Mechanical equipment manufacturers
often have long lead times for manufacturing key equipment.
To ensure delivery of this equipment when it is needed and
to avoid "quick ship" or "express delivery" charges, we can
make advance purchases for clients.
Existing
System Analysis
During the design stage of renovation projects, we evaluate
the age and condition of existing equipment. If existing equipment
is relatively new and in good condition, it can often be incorporated
into the new design saving new equipment costs for our client.
Site Condition Surveys
For renovation projects, we conduct a site condition survey
to develop a list of existing systems and types of equipment.
This information can be incorporated in the design documents,
which can reduce costs for unforeseen or concealed condition
claims during construction.
